Example inputs are provided. Replace them with your own estimates.

Conventional: total monthly housing payment plus other debts up to 50% of gross monthly income. FHA: up to 57% total debt-to-income, with the housing payment capped at 47% of gross monthly income. These are calculator assumptions; approval depends on underwriting.

Mortgage insurance assumptions: Conventional uses 0.46% of the loan amount annually when the down payment is below 20%; FHA uses $210 per month.

What goes into your estimate?

For Conventional, we use 50% of gross monthly income minus other monthly debts. For FHA, we use the smaller of 47% of gross monthly income or 57% of gross monthly income minus other monthly debts. That monthly amount covers principal and interest, property tax, homeowners insurance, HOA dues, and estimated mortgage insurance. A fixed-rate, fully amortizing loan is assumed.

This is a planning estimate, not a preapproval, rate quote, or lending decision. Actual eligibility depends on credit, verified income, loan program, property, reserves, and underwriting. Taxes and insurance vary by property. Mortgage-insurance pricing and cancellation rules vary; FHA upfront mortgage insurance is not included or financed in this estimate. Program loan limits and minimum down-payment requirements are not checked. Closing costs, prepaid expenses, utilities, maintenance, and repairs are excluded. Leave room in your budget for these costs and savings.
